Selling Your House...Not the Sentimental Value

I love helping people! I love this game! I love seeing my clients accomplish their goals! However, it’s difficult working with a seller that is unrealistic when it comes to selling their house. Sentimental value DOES NOT sell houses!
The real estate industry is very dynamic. The rules of the game historically in most cases have not changed. In regards to selling a home, it’s all about Location, Condition, and Price that determines how fast or slow it will take to sell your house.

When it comes to Location, it is what it is. Your property is located where it’s located. Nothing can be done about that. If your home is LOCATED in a desirable LOCATION, it will more than likely sell pretty quickly. If the LOCATION is not favorable, the overcoming factor is PRICE. Again, it is what it is.
When it comes to CONDITION, If your house is not in show ready condition the buyer will walk thru and see nothing but work and this will equal $$$ of your asking price.
The final key to this mythology is PRICE. PRICE is KING! If you set your PRICE too high, your house is going to sit on the market. The longer it sits on the market, buyers are going to start wondering what’s wrong with it. The longer it sits on the market, it loses its freshness. The longer it sits on the market, the less you are going to get in regards to NET PROCEEDS. However, if you PRICE your house AT MARKET, your house should sell in a timely manner. Your Realtor will provide you comparables for your house and neighborhood. No matter what Realtor you hire, we are all privy to the same data. So, to hire a Realtor that professes getting you more than the market will bear is counterproductive of your goals.

With all that said, sentimental value DOES NOT sell houses. As emotional as things may appear, selling a house in my opinion is a very logical transaction.
At the end of the day, numbers don’t lie nor does the data that demonstrates the estimated value of your house. Find a reputable “Listing Agent” that knows how to price, market, and sell homes in your area. Don’t hire your friend who is a Realtor and sells 1 house a year. Don’t hire your cousin that holds a license and has never listed and sold a property. Hire an EXPERIENCED LISTING AGENT!!
